Increasing customer demand for conductive floors has spurred Indian manufacturers to seek highly innovative technologies to upgrade conventional electrostatic discharge (ESD) flooring systems. Traditionally in India, static dissipative and conductive flooring was produced with carbon fibres, which provide acceptable results with only higher voltages. In contrast, single-wall carbon nanotubes (SWCNTs) provide floors with uniform and reliable electrical conductivity even at low voltages, more in line with newer standards. What's more, surface resistance remains uniform over time even with normal wear and tear, as Ravi Dabral, CEO, OCSiAl, explains.
How does it work? SWCNTs have a conductivity-to-weight ratio as conductive as copper but five times lighter; temperature resistance up to 1,000°C; and strength 100 times stronger than steel.
The dominance of SWCNTs centres on their extremely high ratio between length and mean outer diameter (around 2,500 times) and their flexibility, leading to an extremely low percolation threshold - an interconnecting 3D conductive network of nanotubes can be formed throughout the material matrix at extremely low concentrations, starting from just 0.01 per cent of the total weight. This loading is 100 times lower than that of any other conventional additive and enables conductivity, reinforcement of material, and vivid colours and light weight.
Overcoming challenges: While its benefits have been proven for many years, synthesising SWCNTs was, until recently, extremely challenging; only small quantities could be obtained at a high cost. Manufacturers of end-products were unable to use them in their production processes as there was no technology for mass production that could meet industrial demand and the price was prohibitive.
Is there an industrial technology for the synthesis of SWCNTs, scalable to hundreds of thousands of tonnes per year, and to reduce the cost by up to 100 times?
In 2016, Neocrete Technologies, an advanced manufacturer in the field of construction chemicals, epoxy flooring and waterproofing systems, began carrying out tests on conductive additives from two global companies. The most impressive results were achieved with the advanced conductive additive TUBALL based on SWCNTs produced by OCSiAl. The key advantage of TUBALL is that ultra-low dosages starting from as little as 0.01 per cent are sufficient to provide materials with uniform conductivity and enhanced mechanical properties. TUBALL nanotubes enable manufacturers to achieve conductivity along with various colours, better yield and performance in their ESD floorings. They contain over 80 per cent of SWCNTs.
In construction: Nanotubes have huge potential in the building, construction and infrastructure industries. For example, cement is produced in vast quantities around the world and contributes significantly to mankind's carbon footprint, but TUBALL can be used to make cement stronger, thereby reducing consumption and CO2 emissions and strengthening structures. Considerable research is being done in this field. TUBALL is often used in static-control floorings, carbon fibre-reinforced composites, epoxy adhesives, GFRP pipes, polyester gel coats, BMC and SMC composites, static-dissipative PVC, and other coatings. Striking results are being achieved in enabling conductivity and reinforcement, together with colouration of materials, leading to a wider application of SWCNTs and empowering engineers to develop lightweight products with versatility in design. Further, TUBALL helps in yielding more 'green points'. It is also proven to work in a paint that can dissipate heat uniformly and in smart windows.

How is the market for elevators in India impacting the company's growth?
India is the world's second largest new equipment market, after China. The country's elevator market is about 50,000 units per annum and is expected to continue to grow in the next five years. As long as infrastructure grows, so will the need for elevators and escalators. Kone is a leader with a good market position.
Here, the residential sector contributes to almost 60 per cent of the business. Hence, it is important that we deliver solutions that the segment requires. With more emphasis on energy-efficient products, gearless elevators are gaining advantage and our customers want the best.
How versatile are your products to suit customer requirements?
Creating the best overall elevator experience is more than mixing and matching the materials and components at Kone. Today, we offer a range of world-class elevator car designs that are localised to blend and merge with the cultural sensitivity of the country. We place great importance on design, which is treated as a fine emotional experience that pleases the elevator user during every ride through form and function.
It is a combination of aesthetics, accessibility, comfort, safety, reliability and eco-efficiency. Keeping varying needs in mind, Kone cars have been designed as a series fitting the needs of function, form and elegance.

Please introduce us to the latest advancements in elevators for high-rise buildings.
Advanced technologies are continuously being introduced to improve elevator operation and system efficiency, contributing to some of the most energy-saving vertical transportation systems commercially available. Demand for ultra-high-speed lifts is increasing.
Our history of innovation is one of our success factors.
We introduced a solution called the JumpLift - a construction time elevator that uses the building hoists to move upward as the construction progresses. This unique elevator uses a temporary machine room that can be shifted up or down, depending on the need. It enables safe and fast construction, reduces downtime and costs, facilitates early closing of facades, and enables safe and efficient transportation for people and materials in all-weather conditions.
Kone also led the way by introducing a new hoisting technology: Kone UltraRope, a super light carbon fibre core. UltraRope is 90 per cent lighter than the equivalent steel cable, thereby leading to over 50 per cent reduction in moving masses and 15 per cent reduction in energy consumption. It also allows the elevator to travel up to 1 km in a single run, double what's currently possible with a steel cable. We are the vertical transportation partner for the world's tallest tower, Kingdom Tower Saudi Arabia; the world's fastest double-decker elevators with UltraRope technology will travel at a record speed of 10 m per second.
KONE Polaris Hybrid Destination Control systems combine the best of destination and traditional control systems, which leads to increased handling capacity, shorter waiting time, fewer intermediate stops, and enhanced passenger comfort. All these innovations have made us feature for the sixth time consecutively in the Forbes list of 100 most innovative companies.
Tell us about your achievements in smart and green lifts.
Environmental excellence is one of Kone's key strategic initiatives. The company has been among the pioneers of machine roomless elevators: MonoSpace elevators in 1996 with the EcoDisc technology. The Kone N MonoSpace elevators introduced in 2012 are up to 28 per cent more energy-efficient than the company's previous industry-leading elevator platform. The improvements are made possible by the completely renewed Kone EcoDisc hoisting machine, a highly efficient drive, and enhanced standby solutions.
Tell us about technological advancements to ensure safety, reliability and maintenance- friendliness in elevators.
Careful planning, component selection, expert installation, and on-site verification at handover are essential for a safe, quiet and good ride comfort. We need to comply with all relevant regulations and give access to reliable and quality service. All Kone service technicians are trained to use the Kone Modular Based Maintenance (MBM), the most advanced preventive maintenance method in the industry. We ensure that our safety policies are clearly communicated to our subcontractors so that there are no deviations in any process. Risk assessment and regular safety audits are done at every stage.
One smart, emerging trend is enhancing connectivity through the use of IoT products: Services and technologies that employ digital technologies to better connect with customers and with elevator, escalator and moving walkway equipment. Kone's partnership with IBM is an important stepping stone to deliver the best people-flow experience.
By using IBM's open standards-based Watson IoT Cloud platform, we plan to allow a vast developer ecosystem via Application Programming Interfaces (APIs) to build new applications to make a smoother, safer and more personalised experience for users.
Our end-user safety initiatives using our mascot 'Liftman' has been well appreciated. Safety awareness is the key to preventing accidents. We conceptualised on the best possible way to connect with end-users, especially children, and launched the 'Liftman' in 2011. We have taken 'The Chronicles of the Liftman' across the country and are in the process of educating elevator users to ensure our equipment is used safely by all.
How did the company perform last fiscal?
Globally, for 2016 as a whole, Kone increased sales by 3.9 per cent at comparable rates, to Ç8,784 million. The company had annual net sales of Ç8.8 billion, and at the end of the year close to 52,000 employees. We have also introduced the next phase in our strategy: Winning with customers. This marks the start of a new and inspiring period. In India, we have a world-class facility in Chennai -one of Southeast Asia's largest - that manufactures Indian products at global standards. We have the largest production capacity in India. We will continue investing here to ensure that we are able to cater to the needs of the changing market. We also have a new facility coming up at Sriperumbudur, Chennai, which will be ready in a couple of years. We will expand in line with the market expansion, and our systematic investment in R&D will help us sustain and strengthen our leadership position.

The government has recently announced that the Kherki Daula toll plaza would be shifted beyond the NSG complex in Manesar and a large plot in Sehrawan has been identified for its relocation. However, a final call on the same will only be taken once there is some clarification on the status of the land. Thus, the toll will be shifted 8 km towards Manesar from the current location. Authorities have reportedly confirmed that the transfer of land to National Highway Authority of India (NHAI) is being taken up on priority to facilitate the relocation. The entire process of finding the land for shifting the toll plaza is being coordinated by Gurgaon MP and Union Minister of State for Planning Rao Inderjit Singh.

Residents of newer sectors of Gurugram have lauded the proposal of shifting the Kherki Daula toll. Employees working in industrial townships of Manesar, Dharuhera and Bhiwadi, who pass through this stretch every day, have to wait in long queues at the toll. The decision comes in the wake of both industrialists and residents demanding relocation of Kherki Daula toll.

"We have been looking forward to the shifting of Kherki Daula toll, and this development has come as a major relief to us. The move will decongest the area as well as reduce commuting time for those plying on this stretch. It will surely benefit people who are residing or planning to move into newer sectors of Gurugram," says Atul Dev, a DLF Gardencity resident.

"Shifting of Kherki Daula toll has been demanded by residents and industrialists alike for a long time. The news of its relocation will be a game-changer for the newer sectors of Gurugram. No longer will we have to wait in long queues at the toll. It will not only ease congestion but also ensure smoother flow of traffic," says Vishal Srivastava, another DLF Gardencity resident.

What business do you foresee in the affordable housing segment?
There is an inherent demand for the affordable housing segment if the right product in combination with the right branding is available. This is evident with our project Aparna Kanopy, which has encouraged us to venture into this segment. Of the total 8-10 million sq ft we plan to develop this fiscal, we will develop 4.5 million sq ft in this segment. We should be looking at somewhere between Rs 1,300-Rs 1,700 crore when we fully develop the 4.5 million sq ft.
Do you adopt advanced technologies and materials for timely completion?
We have already procured about five sets of Mivan technology that we are using currently for about 1.5 million sq ft that we are implementing. While the initial cost may be higher, this is more than made up by the speed of completion and quality of output. We are also backward-integrated, ie, we make our own RMC, windows, tiles, bricks, etc, which ensures that only quality products go into our buildings. We are perhaps the only such player in Telangana and Andhra Pradesh. Further, we also encourage our architects to adopt BIM. Especially for green buildings, this is important in terms of cost, because there is no scope to correct mistakes later and even if there is, it will be expensive.
Tell us about the recent funds raised by the company?
We have only had private equity investments in two of our projects: One was by Morgan Stanley in our Nallagandla project (it has since exited); the other is by JP Morgan in our Kanopy project. Most of our other projects are funded through a combination of bank loans, which fund about 30 per cent, internal accruals, sales and shareholder equity.
Tell us about the opportunities in the office and retail segments.
Along with the residential segment, which comprises about 99 per cent of our business, we are also developing projects in the retail and office spaces. Both segments are seeing buoyancy currently in the Hyderabad market, which is our focus, and going forward in Tier-II cities gaining momentum. We have done about two or three buildings in the commercial segment a few years ago. We are now consciously trying to get into the commercial and retail segments. Most of our projects are big townships, so these communities are good catchment areas for retail.
Our first retail project is coming up at Nallagandla, which is close to about 3 lakh sq ft.
How was the company's financial performance this year and what are your plans for the next?
In 2015-16, our turnover was close to about Rs 540 crore. We expect our top line to grow by 15-20 per cent next fiscal and intend to maintain this sequential growth every year. One way to do that is to increase focus and drive sales from the affordable segment. In our current portfolio, a little less than 5 per cent is affordable; the rest is higher mid-market and the luxury segments, which impacts the top line. The intent is to bring the affordable portfolio to at least 20-30 per cent, which will drive volume. There is a lot of potential to grow in the commercial and retail segments too.

The Mumbai franchise of the worldwide Playboy Club won the title of India’s Best Night Club at prestigious annual nightlife and bar industry convention held in Mumbai last week in association with Johnnie Walker the Journey. It is quite an achievement for this mid-town Mumbai club considering that it opened doors to patrons only in November last year. It saw off competition from some of the more established night spots from other cities including Myx from Kolkata, Fat Pigeon – Bar Hop from Hyderabad, Bangalore’s Bang, New Delhi’s Kitty Su, Mi-a-Mi from Pune, SinQ from Goa, and Chennai’s Gatsby.
Mumbai has had a long history of nightclubs going back nearly a century, but almost all of them, (besides a few exceptions such as the Studio 29 in the early 1980s, and the Piano Bar in the late 1980s) were  invariably located in five star hotels. But in the last ten to fifteen years, most hotels found nightclubs to be a drain on their resources and slowly began phasing them out, which saw the advent of standalone clubs like Fire & Ice as a move to fill the void.
The Playboy Club follows in that tradition of standalone nightclubs. It is located in a former textile mill compound in the city’s Worli area. When it opened in last year, Mumbai joined the likes of London and Chicago with a franchise of the famous American men’s brand with the bunny logo. The striking looking place is spread over 8000 sq ft and can accommodate more than 800 people at given time.

What stands out is its 1980s style retro glass and chrome décor, complete with strobe lights, reflecting disco balls, over the top glass chandeliers, golden sofas, and laser beams framed against a massive dance floor. Adjacent is a private room designed like a mock-library, and in the foyer is a champagne bar.  The owners are quite clear about the kind of crowd they want to attract. They want to cater to a well-heeled slightly older crowd.
As Bobby Mukherjee, one of the co-owners of the club was quoted telling an industry website a few months ago, “We cater to the crème de la crème of Mumbai, the kind that enjoys and can afford luxury. A close-knit elite crowd that wants to socialise, drink and dance, away from a younger crowd that is today found in most of the bars across the city.”

The cocktail menu at the club boasts of some eclectic poison including the Blonde Bunny (Baileys, cream and banana), Rich and Famous (single malt, smoked apple and hazelnut syrup) and the Frisky Rabbit (vodka, mulberry jam, and flowers). While the cuisine is an  amalgamation of South-East Asian, European and Indian cuisines, comprising signature dishes such as the spicy har gau dumplings, asparagus tempura maki, grilled sea bass and lasagne, among other delights.

What is your idea of fun?
Travelling! I love to travel. Thankfully, all my friends are located in different parts of the world…so I have a place to stay everywhere. Be it Dubai, Singapore, Kuala Lumpur, Paris, Sweden, New York, Los Angeles…  I have someone to take care of me everywhere across the globe. So I try to make most of it.
Obviously, you travel a lot, so which is your most favorite holiday destination?
I like traveling anywhere. Be it in India or overseas… as long as I am exploring new places, doing new things, I am happy. I am looking forward to going to Kashmir and Ladakh this year… will plan the trip as soon as I get some time and, of course, my friends need to be free too.
And what kind of holiday do you prefer… a luxurious one or an adventurous one?
It all depends on what I want to do and whom I am going with. At the end of the day, it has to be fun. So, when I want to go for water rafting or rock climbing or sky diving I will opt for an adventurous trip, and if I just want to relax and enjoy the good life, I will aim for good luxurious holiday.
One unexplored and extraordinary travel destination that you crave to visit…
I want to visit Machu Picchu. It is definitely my dream destination. It is the icon of the old Inca civilization and is situated in Latin America.
What is your idea of unwinding after a long tiring day?
I know it is not good, but I watch television. If I really want a break, I would go for a nice rejuvenating massage. I also like to have friends over for a nice meal or I step out with them.
So are you a party person?
Party? Where do you party in Mumbai or anywhere else in this country? It is sad that you are expected to be home by 12.30…everything shuts down by that time.  And they always blame it on girls’ safety.  I do love dancing, but I cannot do it much here.
Which is that one place where you can just let down your hair, not be bothered about the rest of the world, and just be yourself?
Whenever I travel abroad, I go to a nightclub. I really like Dubai. The government there is really working towards making it the next urban center and they have some amazing places to party. I enjoy a lot over there. Otherwise, it is New York; I think it is the best.

What kind of music do you usually groove to?
It majorly depends on my mood. I usually like hip-hop and R&B.
Do you have any favorite lounge places in India?
I usually like to go to a nice place with interesting food. When I am in Delhi, I love going to Bukhara – ITC Maurya… I love the food there, especially Dal Bukhara. Other places I like to go when in Delhi is – Gulati, and The Big Chill Café for banoffee pie, they have the best.
In Mumbai, I love the Churchill Café in Colaba. I visit Hakkasan in Bandra regularly. Another favorite in Mumbai is Kofuku because I like oriental food. There is this tiny place next to my house, which is my favorite too, called Trikaya.
How would you like to spend an evening out with a special someone?
I would love to go to Venice with my special someone.  It is a beautiful place, it has an old world charm to it, and yet it has all the luxuries of the modern world. I usually like peaceful, secluded places, which are not commercial tourist hot spots.

We can all thank Saint Valentine for making February the most romantic month of the year, for he bestowed Valentine Day’s upon us. It goes without saying, Valentine’s Day is a date night.
Make reservations at your girlfriend’s favourite restaurant, get your gifts in order, and finally wear your fancy date night ensemble before you head out to charm your lady love once again.
Remember, as important as it is to get your gifts and reservation in order, it is equally important to get your outfit in order too.
For those of you fretting about your look, we’ve put together a quick guide to help you look your best.
Location: Is the venue of your date uptown fancy? Or is it a casual setting? Where you are heading to, should be your first question. Dress for the place because you cannot go in uber formal wear to a casual place and in your relaxed fit trousers to a fancy restaurant. It is important to incorporate the vibe of the date location in your outfit.

Begin with grooming: Spend a considerable amount of time grooming yourself before the date. Surprise her, not only with gifts and flowers but also with your polished self. Get a haircut on Valentine’s Day eve and indulge in a manicure session. Most men think this isn’t for the alpha male but we’d beg to differ. Everyone should indulge in looking good. Shower, shave and cologne before you begin to get ready.

Shirt: A shirt is a must regardless of where you are going out for a date. Team this with your neatly tailored semi-formal jacket and formal pants if it’s an uptown restaurant. Accessorise this look with pocket squares and leather lace-ups. However, if the agenda is looking casual, team the shirt with a pair of jeans. You can add a casual jacket. But stay away from the sports and bomber variant.

Other Options:  For reasons best known to you, if you feel like trading your shirt for another option what could it be? A v-neck cardigan, t-shirts in solid colours, bandgala kurta shirt and a collared t-shirt are all good to go. However, you cannot wear shorts. Pants are a must.  

Accessories: Waistcoats, skinny ties, bowties, pocket squares, cufflinks, lapels, fedora, prim watches, clean socks and brogues in leather are all ideal. Team them to match your look. Having said that, don’t overdo it. For example, don’t wear your suspenders with a belt, ties with printed shirts may look off, and mismatched shoes and socks are a definite no-no!

Yes, it is important to dress well, as important as the thought behind buying a gift. Put in more effort than you normally would do on regular dates. This is a best add-on to all your gifts and your lady love is sure to appreciate the effort and the thought behind it.

A dive bar that is renowned for being ‘student friendly’, as the natives call it, Pune’s High Spirits is both, a live music venue and a living room you wish you had, with the most awesome sound system, and an array of the most delectable poison, at your disposal.
The perfect place to be at if you’re into live gigs and theme events, this resto-bar is always buzzing with some activity or the other throughout the week. High Sprits has also hosted a number of high profile names in music including Pentagram, Indian Ocean, Raghu Dixit among others. And when it comes to music, whatever genre you prefer (Rock, R&B, pop, etc.), they have a separate night dedicated to it.

A bar that has a very sixties feel to it, its interiors are filled with photographs of veterans such as Jimi Hendrix, John Lennon, and Bob Marley and there’s always something new in their happy hours menu. Their cocktail menu boasts of some eclectic poison including Pornstar Martini (Vodka, Vanilla Syrup, passion fruit accompanied with sparkling champagne), and Clint Eastwood (Irish Whisky, Bitters, Espresso Syrup infused with Cigar Smoke). From the food menu, the delectable Peri Peri Sizzler and the Philly Cheese Steak Burger and their famous desserts such as Honey Crispies with chocolate ice-cream topped and roasted sesame seeds or the Fudge Brownie with vanilla ice cream and almond shavings will surely make you want to come back for more.
